GOING TO LIST? TAKE THESE STEPS
In the previous post, I talked about the importance of location, condition and price. While location is what it is (and either positively or negatively affects buyer perception), you have great control over condition and, as a result, price.
At Schmidt Realty Co., I always discuss the benefits of prepping your house before your marketing period begins. This prepping should begin to take place about a month before you intend to list. Here are my recommendations of things to do. They may not all be applicable to your situation, but the more you can have done, the better your house will compete:
•Having your house inspected – Pre-emptively discover and take care of deal-breaking issues
•Enlisting a home staging service who can make design/declutter recommendations
•Having a professional photographer shoot your home
•Offering a home warranty to buyers
Doing some or all of these prior to placing your house on the market will increase its perceived value.
